The federal government has recently announced a major shake-up to its Home Guarantee Scheme, making it easier to escape the rental cycle and buy your own home.

Recent changes to the government’s home buyers’ schemes are designed to help more Australians get into their first home.

More relaxed rules

Previously, the First Home Guarantee and Regional First Home Guarantee were only open to singles and married and de facto couples. But the newly relaxed rules, which came into effect on 1 July 2023, allow siblings, friends, other family members to jointly apply, as well as permanent residents (not just Australian citizens) and those who have owned a property previously, but not in the last 10 years.

Under both schemes, the federal government acts as a guarantor on up to 15 per cent of a home loan. This allows eligible buyers to purchase a home with as little as five per cent deposit without paying lenders mortgage insurance, and at a much more competitive home loan rate – saving you tens of thousands of dollars. If you have already purchased land, you could still be eligible, so long as you make your application for the scheme with your building contract prior to your land settling.

Family Home Guarantee changes

Applying for the Family Home Guarantee is also now easier for those with dependants, with the criteria expanding beyond just single natural and adoptive parents to include single legal guardians of children, such as aunts, uncles and grandparents.

With the Family Home Guarantee, the federal government acts as guarantor on up to 18 per cent of a home loan, allowing eligible home buyers to purchase a home with as little as a two per cent deposit, without paying Lenders Mortgage Insurance.
