Spend Your Way:

The ‘Spend Your Way’ offer applies to new quotes and initial deposits received from 01 September 2018 on all Carlisle Home designs excluding the Carinya 16 and Chadwick 24 and is available only in conjunction with the T-Range and Affinity Luxury Inclusions 2018 Spring Edition brochures and The Easy Living Home Designs and Reference Guide September 2018 Edition. The 'Spend Your Way' offer will be redeemed through a credit amount against the HIA New Homes Building Contract value. The ‘Spend Your Way’ credit amount will range from $32,000-$38,000 for customers who purchase Single Storey Affinity Collection home designs, $36,000-$48,000 for Double Storey Affinity Collection homes designs, Single Storey T-Range home will range from $17,000-$22,000, and $25,000-$30,000 for Double Storey T-Range home designs. Customers purchasing an EasyLiving Series home will receive a credit amount of $15,000 for Single Storey homes and $20,000 for Double Storey homes. See your Sales Consultant for the exact credit amount for each house design. The "Spend Your Way" credit amount will appear as a line item in the initial tender document issued by Carlisle. $5K Deposit Offer:

‘$5K deposit’ offer means customers will pay only $5,000 from when the initial deposit is received until the base stage payment. The '$5K deposit' offer is only applicable to new clients who deposit from 1 September 2018 on any Carlisle Homes design and who have obtained an unconditional approval with Loan Studio for their home loan finance . Customers who choose to use an alternative finance provider will be required to pay all deposits up to the full 5% of the contract value upon signing the HIA New Homes Building contract. Customers eligible for the '$5K deposit' who confirm Loan Studio as their broker prior to site start will be required to pay the remainder of the 5% of the contract value at the completion of the base stage, as well as their base stage invoice amount. If the customer choses to not use Loan Studio at any time prior to site start they will be required to pay the balance of 5% of the Contract value before Carlisle Homes commences the build. For customers purchasing Affinity and T-Range home designs, the '$5K deposit' offer comprises of a $1,000 initial deposit, and $4,000 payable at the Tender appointment. For customers purchasing an EasyLiving home design, the '$5K deposit' offer comprises of a $2,000 initial deposit and $3,000 payable upon signing the HIA New Homes Building Contract. Fixed Price:

Price based on Developer supplied engineering plans and Plan of Subdivision; standard floor plan with preferred siting (without alterations), Carlisle’s recommended Building Surveyor and residential zoning at package date. Confirm land prices and availability prior to purchase. Subject to developer and council approval. Pricing also excludes features not supplied by Carlisle, including fencing, landscaping, planting, letterbox, decking and driveway. 

Facades:

Facade details such as entry doors, window sizing and placement may vary between house types and sizes. Refer to Sales Consultant for facade availability on product range and specific facade pricing. Facades options are subject to developer and council approval.

Home & Land: 

Purchasers wishing to buy a Home & Land package will need to enter into a land contract with the relevant developer who owns the land and enter into a separate contract with Carlisle Homes for the construction of the house.

EasyLiving Repayments:

*$360 advertised weekly repayment amount is calculated for a package price of $479,000 with the assumption of a $421,100 loan amount (not inclusive of lender’s mortgage insurance) on a 30 year loan term with a deposit of 10% of the package price, plus fees, plus $10K First Home Owner’s Grant (subject to SRO eligibility www.sro.vic.gov.au); on a variable interest rate of 4.44% p.a., comparison rate 4.46% p.a. and 5 years of Interest-Only repayments. EasyLiving:

Build Time Guarantee : The Build Time Guarantee commences on the date of the site cut and ends 3 days after Carlisle provides Notice under Clause 37.3 of the Building Contract. Carlisle reserves the right to extensions of time to the Build Time Guarantee as per Clause 34 of the Building Contract. 4 weeks will be added to the build time for the Christmas shutdown period. A copy of a HIA contract can be viewed at any EasyLiving display location.

12 week QuickStart Program: A salesperson will confirm your site start month or QuickStart availability prior to taking your deposit. For a QuickStart, your land must be registered in your name at the time of your contract signing and finance must be approved. The time frame is subject to you meeting all your obligations and no delays occurring with the developer approvals, building approvals, water authority approvals or delays caused by other third parties. Christmas shutdown period will add 4 weeks to the process.

Loan Studio:

No loans are provided or arranged by Carlisle Homes. Loans are available from lenders nominated by Loan Studio Pty Ltd (ABN 97 146 606 135) (‘Loan Studio’). Loan Studio is an authorised credit representative (390870) of Port Group Pty Ltd (Australian Credit Licence Number 389460).

Block Width Slider:

The Carlisle Homes block width and depth slider is indicative only and is prepared based on a 4m setback and optimal block dimensions for each home. Customers must rely on their own enquiries when deciding to purchase a block of land and/or build their home. Additional approvals, site survey information, full copy of the section 32, easement details, fall of land, specific estate requirements and all Res-code requirements must be taken into account when purchasing a home. Please speak to a sales consultant for further details

Price Lock:

Provide extended fixed pricing for any new home sold from October 1st 2018 with a Site Start date of no later than 18 months from the time of the initial deposit. ​

In order to be eligible for the Price Lock offer, the Client must sign a Building Tender (Order Home) within 4 months of the initial deposit or a HIA Building Contract (Fixed Price package or House and Land packages) with Carlisle Homes within 6 months of the initial deposit. Site Start must occur within 18 months of the initial deposit. The base house price and the fixed site costs are guaranteed upon signing of the HIA Building Contract.

If the commencement of the building works cannot be achieved within 18 months of the initial deposit due to land title delays, the client not being the registered owner of the land or delays beyond the builder’s control, agreed damages of $250 per week will be charged to the client from the first day of the 19th month from the initial deposit date until Site Start. The client acknowledges that any agreed damages will be added to the Base Stage claim.

Note: Carlisle Homes requires a minimum of thirty days to commence building works from when the customer becomes the registered owner of the land. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site.​
