Inclusions and Current Promotion
Is heating included?
Heating is included 365 days of the year across all ranges. You’ll receive gas ducted heating with ceiling vents including a programmable thermostat.
Is refrigerated air conditioning included?
Refrigerated air conditioning is available for only $4,999 in your new Affinity Collection home as part of our current promotion.
Can I have a home with no carpet?
Flooring throughout your entire home is included as part of our current promotions. This includes tiling throughout OR laminate/engineered timber to your entry, kitchen, living and meals, and carpet to the remainder of your home (range dependent). To replace carpet with timber is an optional upgrade. Wet area floor tiles are an inclusion 365 days of the year.
Do Affinity Collection homes include categories higher than Category 1?
Some items included in our current promotion are above Category 1. For example, in our current promotion for Affinity Collection homes, you’ll receive porcelain tiles from Category 5. In most cases, anything above Category 1 is an upgrade. Speak to your Sales Consultant for more details.

Do you have/where can I find packages in my preferred location?
You can use the filters on our search tool here to find packages in a specific location, or build your own package starting with your location as the base here.
If at any stage we don’t have any packages in your preferred location, you can sign up for our Land Connect service and we’ll find you your dream block of land.
What are the starting prices for House & Land Packages in each region?

Fixed Pricing and Site Costs
Our fixed price contracts, including house and land packages, include site costs and all developer and council requirements. To learn more about fixed site costs, please read our blog What Does ‘Fixed Site Costs’ Actually Mean?
If you already have land and are looking at our home designs, please note that the prices quoted on our website do not include site costs as these are unique to every block. If you would like to know what it’s going to cost to build on your block, please visit our website and tell us the details of your block. It is possible for us to provide a fixed price contract for a KDR project, once soil tests have been completed.

Do you build dual-occupancy homes?
We only build one home per titled block.
Do you build townhouses?
Not yet, but stay tuned!
The deposit to build with Carlisle is $2,000, and this deposit secures the base price of your home, your site start allocation, and the promotional offer. This is non-refundable and is the same for citizens and non-citizens. For EasyLiving customers, this is all you will pay until your slab is poured! Read more on our build processes here.
Is it too late to get the $25K HomeBuilder Grant?
We can still accommodate the HomeBuilder contract signing deadline of December 31 for Affinity Collection and T-Range homes until the end of September 2020. EasyLiving has a much more streamlined process from deposit to contract so there’s a little more wriggle room for EasyLiving customers, but site starts are filling fast.
Are permanent residents eligible for the HomeBuilder Grant?
You must be an Australian citizen at the time of application. See HomeBuilder Fact Sheet.
Financing and Loan Studio
Is there a pre-approval process before you can deposit?
We assist customers to get pre-approval prior to deposit. The experts at Loan Studio are qualified to assist with finance for your peace of mind.
When does your mortgage start with a House & Land Package?
Generally, you will need to start making payments on your loan from the time your land settles and then during construction of your home. If you purchase land in advance you will have time to keep saving until it settles. There are several scenarios which experts at Loan Studio can talk you through.

What are your build times?
At Carlisle, we are proud to achieve industry-leading build times, and we typically achieve build times of 16-24 weeks. Although, COVID19 has impacted these standard times (not dramatically) and we have asked some customers currently in construction phase for an extension under the appropriate clause in their HIA contract.
How long does it take from contract signing to commencing construction?
We can start building as soon as 12 weeks from signing your contract, however this is subject to site start availability. Currently, we are booking site starts in from February 2021. Your Sales Consultant will advise you of your site start month. For more information on the build process click here.
How accurate is the nominated site start month?
At the time of your deposit, we make a commitment up front that we’ll start building your home in the month that we nominate. All we need is for your land to title and for you to become the registered owner of your land 8 weeks before the nominated site start month. We are still currently achieving allocated site starts despite COVID19 restrictions.

Can I have a garage that goes through to my backyard?
This can be achieved by adding a garage extension, but you need to ensure your block is wide enough to accommodate this. Speak to your Sales Consultant for advice on any structural options.
Can I customise my floorplan?
Each of our floorplans come with a set of standard options which are designed to make it easy for you to make simple changes to the design and optimise it to your lifestyle and block orientation. We can also make changes beyond this, but as a volume builder, there are limitations. We do not build custom floorplans, only our own.
Is it necessary to hire an external building surveyor?
Carlisle nominates a qualified building surveyor to complete regulatory inspections. You are welcome to nominate an alternate building surveyor/inspector, but it is not a requirement. Our quality process is thorough, and our Sales Consultants can provide more information on this.
