Home & Land packages made easy

Working with leading developers across Melbourne and Geelong, our dedicated Home & Land team will source the best land, at the best price, to suit your chosen design.

Our Home & Land packages* are fixed price and include site costs, council and developer requirements. There are no hidden costs or nasty surprises.

If you have your own land that meets our requirements and is within our build zone, we can provide you with a fixed price to build on your land.

*Purchasers wishing to buy a Home & Land package will need to enter into a land contract with the relevant developer who owns the land and enter into a separate contract with Carlisle Homes for construction of the house.

Step 4 Fixed Price Contract

Budgeting is easy

Our fixed price guarantee makes it easy to stay on budget. Our Sales Consultants will explain all your costs upfront, giving you peace of mind that there are no extra costs down the track — guaranteed.

Your fixed price contract will be ready within three weeks* of your initial deposit and your colour selections being completed. Once your contract is signed your formal loan approval will be confirmed.

*Christmas shutdown period will add 4 weeks to the process.

Step 5 Guaranteed Start Date

Planning is easy

We commit upfront to start building your home in the month we nominate when you pay your deposit. All we need is for your land to title and for you to become the registered owner of your land 8 weeks* before the nominated site start month.

Got titled land? We could start building in 12 weeks* with our QuickStart program.

Our QuickStart program gets you into your new home sooner. We could start building 12 weeks* from signing your Building Contract, subject to site start availability.

*A salesperson will confirm your site start month or QuickStart availability prior to taking your deposit. For a QuickStart, your land must be registered in your name at the time of your contract signing and finance must be approved. The time frame is subject to you meeting all your obligations and no delays occurring with the developer approvals, building approvals, water authority approvals or delays caused by other parties. Christmas shutdown period will add 4 weeks to the process.

Moving in - easy!

Building your dream home is fast and simple with our Build Time Guarantee. Pick up the keys and move into your single storey dream home only 20 weeks* after the site start date and 24 weeks* for a double storey home.
